A first apartment at a price without competition!

 

Who said that you need half a million dollars in order to move and live here in the colonies' area? From the large choice of projects that are constructed in the region, here is a beautiful project which is being constructed in Pardes Hanna, where the prices start at half a million...shekels!

 

Yes, in western Pardes Hanna, adjacent to the existing construction of the Neve Pardessim neighborhood, on private land, the Heftziba Company is building the "Young Pardes Hanna" project. A residential Estate (once we used to call it a neighborhood) where once completed, in five to seven years from now, will be home to 980 - 1,200 families.

 

Stage A consists of 5 residential towers. At the moment two residential towers of 12 floors each are under construction. Each building contains 46 residential units, 2 are penthouses, 2 garden apartments, and the rest, 4 room apartments and big 4 room apartments.  3 additional residential towers are at a planning stage and waiting for construction permit. These towers may be even higher than those currently constructed.

 

In stage B there are 5 additional residential towers of 12 to 16 floors. The total area of the neighborhood is 63 dunams, 22 of them in the current project.

 

 

The Heftziba Company that builds the "Young Pardes Hanna", is a family owned company owned by the business man Mordechai Yona, which was founded in 1968 and since than have built thousands of residential units, public buildings, commercial centers and hotels, all over the country. Heftziba is building these days neighborhoods also in Hadera, Beer-Sheva, Beit-Shemesh, Jerusalem, Netanya and more. Mordechay Yona, which serves also as the company's President, is the Honorary President of the Contractor's Association in Israel. The company employs hundreds of professional workers, with extensive experience in the construction field, besides the best engineers and architects in Israel. Heftziba builds the project in partnership with "Electra Construction" that serves as executing contractor

Purchasers of an apartment in the "Young Pardes Hanna" benefit from the same regional advantages as the other habitants of the Zichron Yaakov, Benyamina-Givat Ada, Pardes Hanna-Karkur area and the surroundings: a reasonable driving or railway distance from the employment, commerce and hotel centers of Israel. The purchasers of apartments in the Heftziba residential towers have an additional advantage - the amazing view in all directions from the windows of their apartments, especially from the upper floors.

 

At "Heftziba" a Residential Estate is not just apartments

 

Already in stage A, Heftziba will also build for the residents' wellbeing a public park on an area of 4 dunams. According to the plan after its construction the park's maintenance will be under the responsibility of the local council. Another park is planned for stage B and still another for stage C.

 

But Heftziba will build not only a park for the wellbeing of the apartments' purchasers. The company is planning the construction of a 2 classes kindergarten on another dedicated area of the project.

 

And where the shopping is done? In the immediate proximity of the project. On additional space reserved for the project, will be constructed a two floors commercial center with 4,000 m² of commercial space. About 1,200 m² from that space are allocated for a supermarket. The company hopes to attract to the commercial center some brand name shops. A parking of 3,500 m² for 110 cars is completing the overall plan for the commercial center. The Heftziba Company is expecting that the commercial center will be rented and open to the public in August 2008, just when the first apartments that are currently built, will be populated.

A synagogue is not planned in the project. But an Ashkenazi and Sephardic synagogues are located at a walking distance from the project. A medical center and babies' health care center are also located at a short walking distance from the new Heftziba's neighborhood.

 

On sale now

 

The two first buildings of stage A are already under construction, and its apartments are currently on sale. Each such building has two fast elevators; one of them is a big elevator ("stretcher elevator"). For the people that respect the Shabbat, the elevators' control enables to operate them in a Shabbat mode (not a negligible thing for the residents of the upper floors). If higher residential towers will be constructed, it's possible that the standard will require an additional elevator for each of these buildings.

 

According to the company's estimation, the view from all the towers will be spectacular in all directions beginning with the seventh floor and up. The apartments that are exposed towards the west will, of course, have a view to the sea.

 

Each building has a central gas supply. Each apartment has of course a secured residential space. As an option, it's possible to purchase a storage room in the building. The price of the storage room is 4,000 NIS for a square meter. The size of the storage room is between 3 and 6 m².

 

Each of the first residential towers has a parking. Each purchaser of an apartment gets one reserved parking. The additional car of a family will park along the sidewalk outside the parking. The three next towers that will be constructed by Heftziba in stage A, will have an underground parking. There also, will be only one parking space allocated for each purchaser. In each of the towers, at the purchase moment, the purchaser will be able to buy from Heftziba an additional parking space; but the number of additional spaces is limited and they will be granted based on reservation order.

 

The company also intends to build a luxurious lobby and a play room ("Jamboree") for children's pleasure. The organization and membership in a building committee is reserved to the future residents in the "Young Pardes Hanna" towers and the company has not taken any commitment in their name to any managing company or management agreement.

 

Project's advantages

 

Young Pardes Hanna is very attractive for young families with children, and not in vain one of its significant advantages is the possibility to walk and reach in few minutes one of the local schools. The "Sharet" and "Merhavim" schools as well as the public religious "Shilo" school are all at walking distance. Students of the middle and upper high schools will be able to use the school buses to reach the renowned agriculture high school at Pardes Hanna. Religious high school children will probably chose the "Noam" religious college, which is also well renowned all over the country. Other options are "Ort Shomron" in Benyamina and the school at Aloney Itzhak.

 

The Young Pardes Hanna neighborhood is easily accessible as it is located in the western part of the locality providing for a convenient entry and exit from Pardes Hanna. It's very easy to access the neighborhood from route 4. A short drive brings you to route 65 (Wadi Ara) and from there to the Eiron Junction and to route 6. The neighborhood is located at a short distance from the railway station that is located in Caesarea's industrial zone.

 

By the way, those days the work on the eastern entrance of the railway station, on the Parsdes Hanna side is being concluded, what will save time to passengers coming from Pardes Hanna and will facilitate the access to the station's parking during rush hours. An underground passage will connect both sides of the station. The local council of Pardes Hanna-Karkur has promised that the extended railway station will open for passengers' usage as soon as the end of December 2006. There is good news also for those that wish to leave their car at home. The public transportation is among the advantages of "Young Pardes Hanna". The local line 3 is passing just by the neighborhood every 20 minutes. Lines 9 and 10 which deserve the Caesarea railway station also pass every 20 minutes. It takes only 7 minutes by bus, to get from the neighborhood to the railway station. And for those who are leaving "Young Pardes Hanna" in the direction of Hadera and Netanya, lines 729 and 730 pass nearby every 30 minutes.

The prices of the project's apartments are in the range between 536,000 NIS for a 4 room apartment of 110 and 16 balcony up to 1,470,000 NIS for a 5 room penthouse of 175 and 70 balcony. Don't run after the penthouses. There aren't any left at the moment. The prices are as of our visit at the project and for the current first stage. All priced are attached to the Construction Cost Index. The payment arrangement is flexible, as it is common in many of Heftziba's projects, and adapted to the purchasers' possibilities. The bank accompanying the project is Bank Tefahot. Currently, the Leumi Mortgage Bank offers a special deal to the purchasers of the "Young Pardes Hanna" project that will use its financing services.

 

Who is buying?

 

Heftziba reports about a lot of interest in the project. The age of the buyers is mainly between 25 and 40 years, but there are exceptions. Most of the purchasing families have young children. Purchasers in the project arrived from Kefar Saba, Netanya, Hod Hasharon, Or Yehuda, Bat-Yam and Holon. People coming from Haifa also show interest in the project. For most of the purchasers the apartment in "Young Pardes Hanna" is the first apartment they purchase. For the company this is an advantage, as the purchasers don't need to sell their existing apartment in order to buy the apartment in "Young Pardes Hanna". We are expecting that apartment improvers from Benyamina-Givat Ada and Pardes Hanna-Karkur areas will also join the project. The hot market in the area guaranties that they will have no difficulty to sell their apartments in order to help them in the financing of their purchase in the project.

 

Now on sale

 

At the "Young Pardes Hanna", Heftziba is now enabling hundreds of families to purchase a residential apartment in the charming area of Pardes Hanna, without collapsing under the weight of an impossible mortgage.

 

For those that are purchasing now, the company proposes some additional benefits: each family purchasing during the sale period receives, without additional cost, an upper air condition in the living room, a semi-parquet floor in the parents' bedroom and built-in sinks and ovens in the kitchen.

 

The "Young Pardes Hanna" project is the biggest project in construction in the colonies' region. For those that wish to benefit from all the advantages offered by our region, and whose budget is not unlimited, the project offers a quality of life and construction quality at a price without competition, impossible to find in the Zichron Yaacov, Benyamina-Givat ada and even in the Pardes Hanna-Karkur areas.
